THE LISTING AND SALES PROCESS
Each home sale is different. But, below is a general outline of what to expect.
PRE-LISTING
Establish list price after a close study of market conditions.
Execute listing agreement with Ferguson Dechert Real Estate.
Compile property expense information and complete property disclosures for potential buyer's information.
Prepare home for photography.
Capture professional photos and video materials
ACTIVE LISTING
List property in Cape May County MLS (re-distributed to Zillow, Trulia, and Realtor.com).
Host broker and public open houses for maximum exposure.
Schedule showings with licensed NJ Realtors and prospective buyers.
Evaluate contracts for sale
Negotiate terms
Attorney review
Fully execute agreement
UNDER CONTRACT
Buyer places deposit funds in escrow
Buyer has the opportunity to conduct inspections
Negotiate repair requests (if any)
Buyer applies for loan and receives mortgage commitment (if applicable)
Prepare property for municipality fire code compliance
Coordinate with title agency in preparation of closing documents.
Seller's attorney prepares deed for transfer.
CLOSING
Held at title agency of buyer's choice.
Settlement sheet provided outlining payoffs, proceeds, and fees.
Seller may attend closing in person or execute remotely beforehand.
Funds are wired or a check is cut with your proceeds.
